What it is
In the Community of Madrid the landlord (not the tenant) must deposit the rental deposit with the Agencia de Vivienda Social; depositing it is free and earns no interest. The deposit is one month's rent for a primary home and two months' rent for uses other than housing (for example, seasonal rentals). It must be deposited within 30 days of signing the contract; late deposits carry a 2 % surcharge (5 % after more than a year). It is done with an online form, paying by card or at Banco Santander, and you get a receipt. The landlord must return the deposit within a month of the end of the contract and the return of the keys. The tenant or the landlord can request proof of the deposit.

When

Step 1: Fill in the online form
Go to the official website: Deposit of rental deposits (online portal)The landlord fills in the online deposit form; it is compulsory to give the cadastral reference (look it up on the Catastro e-office).

Step 2: Pay the deposit
It is paid online by card (or debit from a Banco Santander account), or by printing the form and paying at Banco Santander. Without internet, at the Agencia de Vivienda Social (by appointment, or without one 9:00–12:00).
